DISTINGUISHED LINEAGES

This once-in-a-generation property comes replete with rich stories of past generations, spanning the United States from Maine to California, Georgia to Alaska, Massachusetts to Washington.

New England transplants Lucius Horatio (“Loosh”) Biglow Jr (1925-2015) and Nancy Wheatland Biglow (1927-2023) purchased the property in 1957. Lucius Biglow Jr was the son of Lucius Horatio (“Ray”) Biglow III (1885-1961), a legendary Yale football player and member of the influential Skull and Bones secret society, who coached the Yale Bulldogs in 1908. Lawyer, philanthropist, a parishioner of St Thomas, and member of the Medina City Council, Lucius Biglow Jr was a lifelong accapella singer. He belonged to the Yale Glee Club and the world-famous Whiffenpoofs and continued to perform in Whiffenpoofs reunions.

His wife, Nancy Wheatland Biglow, the daughter of a Harvard physics professor who helped invent radar, was an outdoors enthusiast, equestrienne and fervent animal lover (among many other things). Her love of the land was rooted in the ancestral Wheatland property, Pingree Farm, in idyllic Topsfield, MA, 25 miles north of Boston. Two beloved oak trees from Topsfield still stand at Evergreen Lakeshore Preserve, where Nancy Biglow transplanted them. Her devotion to conservationist causes such as The Snow Leopard Trust and World Wildlife Federation culminated in the Biglows’ 1997 grant of a conservation easement on their own property, a sanctuary for bald eagles, ospreys, owls, wood ducks, otters, deer, raccoons, mergansers, and other species – and thus Evergreen Lakeshore Preserve was born. In 2001 the Wheatland family’s timberlands in Maine became the Pingree Forest Partnership, an astounding 762000-acre easement, larger than the state of Rhode Island, that conserves some of Maine’s most spectacular natural resources, including the Allagash Lakes, 2000 miles of riverfront, and the nesting grounds of peregrine falcons.

When you purchase Evergreen Lakeshore Preserve, you will link yourself to a chain of benevolent stewardship of the land initiated and fostered by these visionary conservationists.

A Green Promise
Revel in the priceless peace and privacy of your verdant acreage, sheltered from prying eyes. The wisdom of the conservation easement prevents subdivision of Evergreen Lakeshore Preserve, thus granting you the ultimate luxuries, space and privacy, both increasingly rare and more desirable where development and density have become the necessary norm. Admire the green swath of your own wildlife sanctuary, visible and recognizable from the seaplanes that skim Lake Washington and the historic and modern yachts that glide by. Take pride in the restful comfort the arboretum-like woodland offers to passers-by, in contrast with the crowded surrounding lakefront.

Forterra, Custodian of the Wilderness
Founded (as the Seattle King County Land Trust) in 1989 to address climate change, Forterra takes an innovative, collaborative approach to land conservation, with the guiding vision of enabling people and nature to thrive together. The far-sighted nonprofit actively stewards more than 17000 acres of diverse landscapes in 12 counties across central and western Washington, managing about 50 fee-owned properties and nearly 100 conservation easements, each with its own unique conservation values, opportunities and challenges. As the grantee of the Evergreen Lakeshore Preserve conservation easement, Forterra inspects the property annually to ensure compliance with the terms of the grant and entertains and approves requests for alterations to the property.

Create Your Dream Compound
Evergreen Lakeshore Preserve’s conservation easement exists to protect and preserve fragile ecosystems. As such, the landscape may be altered for necessary upkeep, installation of utilities, and maintenance of the view corridor. With respect to alteration of the existing dwelling structures, the easement offers considerable latitude, allowing for the renovation and/or replacement of each structure, provided the renewed or new construction occupies the footprint and follows the function and character of the original structure. City zoning requires that the proposed construction remain within the setback limits defined by the Medina Municipal Code. The easement allows all styles of new construction: indulge your aesthetic, whether you prefer a baronial English country manor, a turreted chateau, or a glittering, many-windowed modernist masterpiece. Or you may choose to update and upgrade the quietly gracious main residence. The accompanying feasibility study by architectural firm Build LLC details buildable volume that could be added to each structure, taking advantage of bonus height allowances permitted by the Medina Municipal Code, while upholding the easement’s original footprint requirement. Seller makes no assurances about the findings of the commissioned feasibility study or any other material in the accompanying documentation. Buyer is advised to undertake their own inquiries with Forterra and the City of Medina.
